Salford runs selective licensing, so in the areas it covers an ordinary single-family rental needs a licence, on top of national mandatory HMO licensing.

Salford also ran an additional licensing scheme from 19 July 2021 to 19 July 2026. That scheme has now ended, but it still applies to any tenancy that was running while it was in force, so it matters if you rented a shared home in Salford during those years. What happens if a landlord isn’t licensed?

Renting out a licensable property without a licence is an offence. Tenants can apply to a tribunal for a Rent Repayment Order, reclaiming up to 12 months’ rent, rising to 24 months under the Renters’ Rights Act 2025. A Section 21 eviction notice served while the property was unlicensed may also be invalid.
