Is your landlord licensed in Brighton and Hove?

Licensing in Brighton and Hove

Brighton and Hove runs additional licensing across all 23 wards, in force since 1 July 2024, covering shared homes with 3 or more people from 2 or more households. Selective licensing also applies, but in 4 wards only, running from 2 September 2024 to 1 September 2029, and where it applies an ordinary single-family rental needs a licence too.

Our copy holds the council’s additional licensing register, and it is a very small file for a city this size, so treat a no match here as inconclusive rather than a clear answer. A mandatory or selective licence may not appear in it at all. Anything we cannot confirm goes to a person to check.

What happens if a landlord isn’t licensed?

Renting out a licensable property without a licence is an offence. Tenants can apply to a tribunal for a Rent Repayment Order, reclaiming up to 12 months’ rent, rising to 24 months under the Renters’ Rights Act 2025. A Section 21 eviction notice served while the property was unlicensed may also be invalid.
