Barking and Dagenham runs schemes beyond the national minimum: additional HMO licensing, in force from 9 January 2025, though we have not yet verified which addresses it covers, so the check returns an unclear answer for this scheme rather than guessing at a boundary; and selective licensing, in force from 6 April 2025 to 5 April 2030, covering the whole district. Where selective licensing applies, an ordinary single-family rental needs a licence too, not only a shared house. National mandatory HMO licensing applies throughout.

Tenants can apply to a tribunal for a Rent Repayment Order, reclaiming up to 12 months’ rent, rising to 24 months under the Renters’ Rights Act 2025.
